3515 Glenwood will be a three-story LEED Certified 72,000 square foot class A office building, prominently located on Raleigh’s premier business corridor, Glenwood Avenue. The three story brick, precast and glass façade is sited among mature, lush vegetation. Fifty-eight reserved covered parking spaces are provided in the lower level parking garage in addition to 239 surface spaces together providing a parking ratio of 4 spaces per 1000 RSF.
LEED Certification – The shell building will be designed and constructed as a LEED Certified building incorporating energy efficient design and sustainable features.
Size: The Building will be three (3) stories and approximately 72,000 rentable square feet. A typical floor plate will be approximately 24,000 rentable square feet.
Construction: The Building will be constructed as a Type II B- Fully Sprinkled.
Exterior facade: The exterior walls will be constructed of brick veneer masonry with architectural precast concrete detailing over 2” rigid insulation on metal studs with 2” spray foam in the cavity.
Curtain Wall: Pre-finished aluminum curtainwall system with 1” tinted insulated high performance glass with low-e coating.
Windows: The window system will be a thermally improved aluminum framing system with 1” insulated high performance glass and incorporate the use of a 5’ planning module for interior layout.
Roof: Single-ply mechanically fastened TPO roof membrane with a 20 year warranty over mechanically fastened R-30 insulation.
Elevators: Two (2) hydraulic passenger elevators will be provided. The elevators will have a capacity of 3500 pounds and a speed of 150 fpm. The elevator cabs will have custom cab wall treatments with polished stainless steel ceiling and flooring to match lobby and a 10 ft ceiling
Mechanical System: The mechanical system will be installed in the shell construction including all heating, ventilating and cooling equipment and associated electrical and control wiring to supply conditioned air to PIU and VAV boxes installed in the shell building.
- Heating and Air Conditioning for the building will be provided by Packaged Rooftop Units if possible…LEED Certified required.
- Medium pressure duct shall be installed in the shell construction.
- The PIU terminals are fan-powered units with electric reheat for exterior exposures.
- One PIU is provided for approximately each1250 sf exterior zone and one VAV box provided for approximately each 1000 sf interior zone.
Energy Management System: Computerized DDC energy management system and controls provide maximum comfort for building occupants and minimize energy consumption.
Plumbing System description:A complete system of plumbing will be installed and consist of complete systems of sanitary drainage, storm drainage, hot and cold water throughout the building.
Restrooms will be provided with auto-flush valve and infrared touch less faucets.
Fire Protection System:The building will be fully sprinkled per NFPA 13.
Sprinkler heads in lay-in ceilings will be the white semi-recessed type and be installed centered in ceiling tiles.
Electrical System: The main service for the building including an appropriately sized 277/480V 2000 amp main switchboard and distribution panels for HVAC, lighting and convenience power are furnished and installed in the shell construction.
HVAC and lighting panels are 277/480V included in the shell building. 120V panels for power are included in the shell building.
Fire Alarm: The Building will be equipped with a state of the art addressable fire alarm system, which is monitored twenty four (24) hours per day.
